    It’s almost here! Many people are waiting for the hot, sticky summer to wrap up, ushering in the cooler temps and ambience of the Fall season. September 21st marks the first official day of the Fall season, and with luck, cooler temperatures will follow. For many home buyers and sellers, the Fall season is a great time for a number of reasons. Find out more about what makes Fall such a great time to sell, how to use it to your advantage, and what you should do to prepare your home for sale.     The Golden Advantages Of Fall Home-Selling 

    Although the Spring and Summer months are typically considered “hot” seasons for home selling, there are a number of reasons why Autumn is an advantageous time to sell your home. The cooler, crisp air brings people outdoors in the South, and serious home buyers are motivated to get in a new home before the holiday season kicks into full gear and Winter begins. Historically speaking, there are normally fewer homes on the market in the Fall, which means less competition in terms of other homes for sale. You may sell your home more quickly since buyers have fewer homes to choose from. In addition to these advantages, your home closing may happen more quickly since mortgage lenders may have fewer home loans to process.  

    Tips For Getting The Most Out Of Fall Home Selling

    Although some home shoppers may pause their search closer to the end of the year, many serious buyers will be highly motivated to get out there and find a home as quickly as possible in the Fall for a variety of reasons. Whether they are relocating for a job or just want to hang their Christmas stockings over the mantle in their new home by the holiday season, people who are serious are shopping in the Fall. Here are some tips for making the most of your Fall home-selling efforts: 

    • Use the ambience to your advantage. People often get in the mood for Fall when it comes around. Taking advantage of the leaves changing by updating your landscaping outside, hanging up a tasteful Fall wreath, or using warm and inviting Fall accent colors and scents can help set the mood and make your home seem cozy and inviting to prospective home buyers. 
    • Focus on lighting. The Fall season brings shorter days and earlier nights, so be sure to check all of the exterior and interior lights in your home. Before a showing, turn on the lights in your home and open the shutters to make the most of the natural light in your house. Exterior solar lights can help light up the house and provide extra visual appeal. 
    • Clean out the gutters and the roof. In the Autumn, falling leaves and pine needles can make a mess on your roof and gutters. Taking the time to clean these off prior to listing your home can make the exterior of your home look neat and tidy and enhance the curb appeal. 
    • Opt for glittering glass. The monsoons of the summer can quickly lead to streaky, dirty windows. Getting your windows (and window screens) professionally washed can help take your home appeal up to the next level with uber-clean windows that maximize the natural light. 
    • Put care into the yard. As with cleaning the roof off, ensure that your yard is clipped, trimmed, and free of debris and falling leaves. Investing in new mulch and tastefully-placed Fall florals can also enhance the curb appeal of your home and pay off in dividends when you get the ideal offer on your home. 
    • Inspect and conduct repairs. Before putting your home on the market, it’s important to inspect all of the major issues and address them before they can become a red flag to prospective buyers. Things like the roof, HVAC system and water heater should be inspected prior to a home sale.  
    • Clean and declutter. Space sells a home and too much clutter can make a home look smaller and a space less functional. Taking the time to clean out and donate or sell any unnecessary items can help you get top dollar for your home.
